Opening Doors in Alabama: RCLF’s New Down Payment Assistance Program

Homeownership is more than a milestone; it’s a foundation for stability, generational wealth, and stronger communities. At Renaissance Community Loan Fund (RCLF), we believe the path to owning a home should be accessible, supportive, and designed with real people in mind. That belief is at the heart of our new Alabama Down Payment Assistance (DPA) Program.

Purpose: Helping Buyers Take the First Step Home

RCLF’s Down Payment Assistance program was created to remove one of the most common barriers to homeownership: upfront costs. By offering flexible support paired with personalized guidance, this program helps qualified Alabama residents move from aspiration to keys in hand.

This program reflects RCLF’s mission to expand opportunity through responsible lending, financial education, and hands-on support, especially for first-time buyers and those who may not fit traditional lending molds.

Program Highlights

Qualified borrowers may access:

  • No income restrictions
  • No monthly mortgage insurance
  • Minimum credit score of 650
  • Seller concessions up to 6% allowed
  • No maximum loan limit
  • Maximum CLTV up to 105%
  • $20,000 DPA with a 2% mortgage
  • Limited spots available – subject to funding availability

The program is available for primary residences only in Alabama, requires one month of reserves, and must be paired with an RCLF mortgage loan.

Eligibility & Important Program Requirements

RCLF offers Down Payment Assistance to qualified borrowers who utilize RCLF’s in-house mortgage team. To ensure consistency, compliance, and borrower success:

  • DPA must be used in conjunction with an RCLF mortgage loan
  • RCLF is unable to offer DPA as a standalone product or in partnership with another lender’s first mortgage
  • DPA funding is subject to availability

Our in-house team of Mortgage Loan Originators and Home Purchase Advisors works directly with borrowers throughout the process, providing education, clarity, and confidence at every step.

Impact: Strengthening Communities Across Alabama

By reducing upfront financial barriers, this program helps more Alabamians build equity, stabilize housing costs, and invest in their communities. Each closed loan represents more than a transaction; it’s a household gaining security and a neighborhood growing stronger.
